Legal Reasons to Increase the Rent in Los Angeles

In units subject to the Los Angeles Rent Stabilization Ordinance, there are only a handful reasons that a landlord is allowed to increase the rent. Starting July 1, 2014, a landlord is allowed to increase the rent 3%.

A landlord is only allowed to increase the rent 3% if the landlord has not raised the rent in the previous 12 months. Thus, a rent increase is only allowed once every 12 months. In order to increase the rent 3%, a landlord must serve a tenant a thirty day notice.

There are other reasons for a landlord to increase the rents in a Los Angeles rent control unit. If the Landlord provides gas or electricity service, the Landlord may increase the rent 1% for gas and 1% for electricity.

A Landlord may also increase the rent 10% for each additional occupant within 60 days of knowledge that an additional resident moved in.
